As @Mark Hughes mentioned, these properties are generally not in foreclosure, but the city may continue to fine them for code violations which could push them in that direction.

Jennifer - You can look up your zoning online as well as the code regarding duplexes etc. but the best thing to do is call the planning and zoning dept in the city the property is located.

I typically pay for properties cash and I usually leave the cash in the houses I get unless I need the cash for another project (Think of it as a delayed BRRRRR) I have fairly strict criteria so I don't pick up 20+ properties a year but I usually try to to get anywhere from 2-5 annually.
