I added coin operated laundry, rent my garage spaces at $125 per door, $25 per basement storage etc. maximize your square footage whenever possible. 4 units are nice as the city takes care of the trash as it’s included, anything larger than that you will need to rent a dumpster.

Looks like it has a 3rd stall for possible storage of maintenance equipment. 

There is a growing appetite to spurn the ‘McMansion’ and embrace tiny homes.It’s big news when someone converts an old metal storage container into an efficiency dwelling.

And the savings was there when I finally got a good price for a new fence, found an end of season deal on a new storage shed and was helpful when a sick relative needed some assistance. 

If I were to “coach” anyone I think I’d have moderate value in “commercial multifamily in flyover country” but I’d have ZERO value when it comes to wholesaling, leading a syndication, self storage, and about 50 other REI varieties.

Also, does the property have anything else you could rent like a garage to store a car or large workshop/shed for storage?

I like mobile home parks and self-storage.      

Might be worth it to keep the stuff in storage until you figure it all out.
