I am new to real estate investing and thinking of starting off by doing a "house hack" via renting out the unused basement as a short term rental (AirBNB, Vrbo etc) in my single family home which is used as primary residence.

If not, agree they need to pay you with a different more verifiable method or you start the eviction process.I have had so many tenants with no bank accounts. 

The house appears to have been a small cottage, and then a modular building addition attached in what I believe was 1991. 

I have been building relationships in my target market and underwriting deals.

Over time the balance builds up in my account and will pay for any damage or lost items as needed.I started this process about a year and a half ago for all 3 of my properties.

I’m curious to hear how others got started in real estate and If you were to start over, how would you first begin investing in real estate?

But, if the cost is fairly nominal, maybe under a couple grand, and you have no experience in real estate, including owning your own home and hiring contractors for that, then it is likely worth it.I would always start with a deep assessment of where you feel you don't have adequate knowledge.  

So then I started texting them the pre qualification criteria and just asking them if they qualify and then agreeing to show the unit.
