I am one of those guys who didn't do the homework and bought without setting foot in the city or seeing much of the property...although I will say that the real estate agent gave us a live video tour of the place and we liked what we saw.

For this reason floor screwing has become an "upgrade" item and a cottage industry of guys who just do floor screwing has developed, and they charge by the square foot.

Comparatively  speaking the lot  size and 200  square foot more isn't going to bring  you in much more rent  unless  you have an extra bedroom.
