I thought as long as entities had proportionate skin in the game, it was ok.My SDira presently owns 100% of a property that I purchased a number of years ago.

like $200-$300 over the one month so the tenant has some skin in the game.I also collect late fees; it's amazing some people pay me the $75 late fee yet don't pay the $75 water bill; if they'd pay on time, they'd have $ for the water. :)

Some will and some will not and some that will will want information on them as well due to you having no skin in the game they want to make sure that they know where the money is coming from and possibly have them as a guarantor as well on the loan.

All of my apartment complexes are in Macon, Ga where I see double digit COC returns, but they do take tougher skin to deal with the property/tenants.
