I prefer a lease over revenue sharing ( option 1)as it places full responsibility of Property manager to maximize revenue while having “ skin in the game” via paying for furnishings.

If you can make a justification for 3-phase electricity, like an elevator or other similar load then this is one way to get them to do it.I'm working on a multifamily conversion to condos so I'm hoping this will allow (1) but I could have difficulty with (3).

I don't want to give sellers false hope by tying them up with a contract while I shop for buyers.This is also a bit different than wholesaling or bird-dogging because I will have skin in the game.

@Matthew Paul i agree with most everything you said here except there are some pro contractors that do not have an office and salesman.Otherwise it is no susprise that so many people here have contractir difficulties.
