Townhomes and condos have a few positives aspects too that we should also mention:- If it is well managed and charging enough in fees, the HOA will have the cash required to replace the roof, siding, and deck when they are needed.  

It's all about having systems in place for each and every aspect of your business.

Right now we're in the beginning phases of setting up workforce development programs and acquiring space for redevelopments that have a community facing aspect while remain profitable enough for investors to undertake.  

What it does do is it forms a relationship to judge expected performance, attitude of a buyer, their willingness to buy which are important aspects.

Alot of times, if you are outside of an incorporated city, zoning pressures are less.Hooking up to electric (separate meters) as well as waste water (city or septic) and figuring out separate or one meter for water (sep bill or inclusive) is another issue as well as land features and leveling pads.Another aspect is maintenance.

When it comes down to it, I feel as aconsultant, I can network with all aspects of people involved in real estate without stepping on people's toes.Any responses are appreciated, John
