Added vinyl windows, vinyl exterior trim (soffit, facia, some exterior walls, carport ceiling), new architectural roof, new cabinets and granite in kitchen, new fixtures and cabinets/tops as well as tile in baths.

After I bought the property, I removed (without filing for a permit) 2 large pine trees that were growing extremely close to the property (like: trunks being 6 inches from touching the house - dropping huge quantities of needles and branches on the roof and doing who knows what damage to the foundation).

X for kitchen, Y for a bath and add ons like roof, A/C etc which are easier to close in on as far as value.That being said, you could refine "Kitchen" with  small Kitchen rehab 10K, mid size 15k etc  (making numbers up).

Thank you for your reply Account Closed I originally wanted to just do his marketing, but he stated that he would prefer for me to become a contractor that way I can help him w the insurance and paperwork aspect (I guess to simplify things for him) and to be able to grow and not just depend on him for a jobs.Thank you for your advise, I haven’t found anything stating that I need to be licensed here in Texas 😃
