Hey @Jeffrey Smith I'm with the others in that we are bullish on this industry but since you asked about exit strategy I thought I would share ours with you since its a bit unique.  

I worked in the apartment leasing industry and can tell you that as SOON as that tenant gives their 60 day notice, that apartment IMMEDIATELY goes back onto the market.

From single-family, to retail, to industrial it seems all segments are seeing peak prices with very few days on market (if any).

I posted a video on YT about retail tenant selection criteria...It is "undesirable" for class A...

@Lisa CaraccioloSeems like a retail bad deal based on those numbers.

Real estate investors can make great returns using every different asset class (mulit, sfr, industrial, retail, etc.) and in any location/market (more or less).  

I would counter argue that it's pessimist and doubters who give the industry a horrible name.

All the agents I've talked to just send lists of MLS properties at retail prices, I do have one agent that is getting a list from a bank this next week so hopefully he has some decent ones. 

I understand I should be finding oil/gas industry, nurses, hospitals, etc but I don't know how to connect to the right people.
