So my take on it, until NAR decides some day to publish to the public their statistical data collection methodology, is that 2/3 of Realtors are renters.

When things slow down and I have 400k to 500k passively coming in I can then do just a few deals a year with reduced deal flow and a couple of syndications and relax in a worst case scenario.

IMO for or someone like @Michael Blitshtein overseas this is a much more reasonable method to deploy his available 30 K across  5 or 6 diverse investments and reduce his risk and management headache vastly as compared to one 30K D grade property.

That's an issue with outdoor advertising - you have no filters on who might call you, whereas with search they are using specific keywords and with direct mail we mail to specific people.Signs produce the lowest cost per call, but also the lowest quality calls.But also - if they were confused about your message, reduce the # of words to only what is needed ~ "WE PAY CASH FOR HOUSES - 888-999-7777".

Having a license is NOT an encumbrance or road block to investing in real estate, unless you plan on doing things that are illegal or unethical, there are "those" "investors".A broker's license adds a bit more credibility to your business card, in reality that's about it as you are assumed to have greater knowledge than an agent in the public's eyes.
