(Just an observation)Very close to public transportation light rail line. 

The property is wooded and littered with scrap metal, machinery, vehicles and various junk.

It might be overkill, but you could install actual grab bars - like what you'd put in a tub or shower - as towel rails. 

Life insurance is necessary but I do not view it as an investment vehicle. 

Who really knows, but keep in mind that your "personal exposures", such as your vehicles, home, etc...

Real estate is a great vehicle and there are a lot of ways to be successful in it which is even more fascinating and probably enhances this "too many choices" problem. 

One round trip costs around 25 bucks with the vehicle I own.I have a hard money on this house costing 2200 every month + 2380 every three months in renewal costs.

Now you will be able to use this money to invest in real estate or any other investment vehicle you want for that matter.
