The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it.We have a 12 page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

The ONE exception to this would be if there is a court order, such as an Order of Protection issued by a Judge and the property was listed as a "protected address" then she would be prevented, by court order to be there, however that is highly unlikely for a rental property.

My concern is that the funds are exact (tax protected account) and I couldn’t add more easily so there isn’t much if something goes sideways.

I know that getting conventional mortgages have way more favorable terms than commercial loans and that the “protection” of holding the properties in the LLC are pretty minimal.

There are even escrow type companies that will collect monthly payments and pay underlying mortgages to ensure buyer is protected as well.
