Hey BP community,I am an investor with two single family properties in Northwest Arkansas.

The tax sale overage business is just not about overages, but you will also learn about the properties that will be coming up for sales and the opportunities that may be available.

The seller has countered with the following conditions:- Loan to value (LTV): 80%- Earnest money held by seller's recommended property management company- Final inspection within 1 day of closing- Commission paid by to buyer's agent is 2% of final sales price.I'm seeking advice on how to proceed, as I have some concerns:- Why would the seller request an 80% LTV?

I tried to look at some properties for STR in Pocono Lakes, Hudson Valley, and Jersey Heights as this will be my first investment I'm worried as these will be good locations to go ahead for STR.

We have purchased a few properties over the last couple years paying cash but now trying to have a more concise plan moving forward since finding BP.

So for us these properties were all sold within 18 months thereby paying off the original mortgage.
