That business model works well for more static assets (private placements) but is not generally best for investments that are more time-sensitive in nature or involve a lot of transactions (rental real estate, tax liens, etc).There are a smaller number of firms that provide plans offering checkbook control. 

Conversely a friend of mine can no longer count using either of his hands because of a stupid mistake he made with a table saw.If you're pretty handy, I say you're far better off building a base table for your mitre saw.

Yes they keep commercials loans on their books so they can be more flexible...I had another conversation with them since I posted this and they are going to re-look into the possibility of 20 or 25 year fixed rate, although he said they don't normally offer fixed rate over that length of time. 30 year fixed rate will probably not be an option.

I think if you get a private loan for the down payment they need to co-sign.
