A mistake people can make is to mentally keep the HELOC in your personal bucket and just look at the numbers for the new property without the HELOC payments.

Our model has been single family homes and we're still working in the "if it ain't broke, don't try to fix it" mentality, so we will probably want to stay within those parameters.  

@Brady Beshear  I personally use the Nest but mostly because they came with the homes I purchased and never had any issues (if it ain't broke, don't fix it mentality). 

I'd like to note that this home has been remodeled and appears to be in great condition and not have any issues come up during home inspection.Fannie Mae states this right on their site:"Our goal is to support neighborhood stabilization, which includes prioritizing sales to owner occupants and selling properties in a timely manner to promote stability and minimize the impact to the local community."

Most investors follow the herd mentality.

You see it a lot when you have to cross large roads or overpasses (it's a mental thing, I guess). 

Provide value and have a mentality of wanting to help others and people will naturally flock to you and want to help you succeed.

Market Selection - Prioritize proximity to national parks, tourism destinations, mountain markets and markets that are less seasonal.
