Leads are not going to fall out of the sky either, so your number one focus will always be lead generation if you plan to make any kind of money.There are enough books and podcasts out there to learn the industry without being an agent and it is much more time and cost-effective than being an agent.

loleven tried liquidating my $16k work tractor to get funds to refi.i already maxed my credit card on rehabs. self employed but net tax revenues are avg of $2500 month for last 2 yrs. but with 2 moves,  in last 6 months, and focus onto real estate less coming in.
