A dangerous line of thinking.I don't have the right answer, and I think there are a lot of complicated variables to consider - not the least of which are the likelihood of the insurance company going bankrupt and of politicians pouring money on "victims" who don't have insurance.I keep thinking about whether to buy it for my home, but I still haven't.

The areas that cashflow better will typically be more difficult to manage, but with that said, there are definitely cashflow potential areas around town.  

Before committing, conduct due diligence, seek independent financial advice, consult with legal experts, and have open conversations with your friend about expectations and potential conflicts.

What specific types of marketing and persuasion tactics would you recommend I research to become well versed in those areas to potentially operate a syndication in the future?

Now tell me which is cleaner, nicer and has a better potential for a higher return when you go to sell or refinance.

Being a private money lender who lends out my own money, the typical response I receive from potential borrowers is that it is hard money.

I would potentially use a bridge loan in between to pay off the CC using Lending Tree for example.

Alternatively, you can just create a spreadsheet that only has leads that have potential, and just copy the information/write notes on it.Podio, Zoho and monday.com are popular CRMs out there.

Its just against future rental profits potentially...Good luck.
