As you have probably heard that the location is very important.With multifamily (apartments) starting out with a positive cash flow is one of the most important. 

I heard nothing but great things about Austin and San Antonio seems to also have a positive migration.

Knowing this, expect to see a sizable impact on luxury apartment buildings first.

I would be behind the bank in terms of loan position.

Contingencies will not impact insurance companies policies.

The divorce will have no impact on the past due balance or foreclosure situation.

Well, yeah -- increasing profit will do that  :)So yeah, this isn't going to impact people because it's not heavily used.

I haven't had any in-depth conversation with them yet.I'm curious to know what are some of the positives/negatives of this type of relationships.

its hair on fire... prep a deed  get it signed and notarized have my secretary run it to the recorders.. hire a courier service to hand deliver cashiers check .. talk to customer service and get a date down so we basically knew our title position.. all done in a matter of a few hours..
