The Navy Yard development is ongoing but getting bigger and bigger.Really, it's incredibly difficult to go wrong with any buy and hold in the area had you invested 15 years ago like I did.There are other important issues to follow, however.

How do I get on board that train?

With reasonable inventory, multiple WMATA train stations and decent wages (predominantly from jobs located in the District and Northern Virginia), PG is and will in the foreseeable future, remain a solid bedroom community in the region. 

Hopefully that will allow me to command higher rates (though at a higher upfront and ongoing cost).  

At least this is my train of thought at this point. 

Was considering including 1 or 2 more people with units to use VA's to do all their work, so we can all have 24hr coverage from trained staff.

Side note, I'm no expert, so this quick train of thought probably has a ton of omissions and potentially a few logic errors.  

I spent some money on lawyers, books, training.

Unfortunately, some people buy into the idea that it's mainly about driving around showing people homes but that's just the surface.Regardless of whether you plan on going full-time or part-time as an agent, or an investor, becoming an agent—for the most part—offers upside potential that outweighs any potential downsides.

I realize that getting the most bang for your bucks is important when you are starting out investing, and that is why Bigger Pockets is helpful to develop your knowledge before committing to ongoing professional expense you may be comfortable doing yourself.
