Btw, it should be noted your HUD tenant is already receiving a subsidy courtesy of the US taxpayers, so any talk of "fairness" should probably keep that in mind.The rest of the decisions should come pretty easy after you figure this first part out.

I guess the difference is vacating the premise vs terminating the lease.....The tenant lease doesn't terminate until the end of the month...... they can hand you the keys and move out so it's vacant..... but the legal lease is still in place until the end of the month.If they hand you the keys, they have officially vacated the premise.....
