I will defiantly contact the local GSA office Monday and see what type of demand there is for what I'm offering.

With those set aside, do you think the monthly cash flow, cap rate and coc numbers are good enough to make an offer on the property?

We actually offer our clients renovation in house and out of experience for duplexes.

I would look into getting a registered agent address lots of offerings for this type of service it will help a little with privacy and peace of mind but you can and will be found...For example my county took out the name search for property records but if you go to the tax claim bureau site you can still easily search by name and business name.   

Don't offer an opinion but look at the data! 

It’s hard to know much about your neighbors before moving in, but if you can get any information on them before you make an offer I strongly advise you to do so.Is the home in an HOA?
