In my experience, CPAs are extremely responsive in year 1, lag significantly but not alarmingly by year 2, and then respond only after a week between emails and 6 follow ups after year 3. 

Hi there - In Ontario Canada, there is no vacancy clause, meaning leases that are for a longer term, like one year, go automatically into month to month, so I need an extremely good reason to evict. 

@Michael Sato I also purchased The Book on Rental Property Investing through audible I have looked through the links you provided and the forms but I was specifically looking for Brandons Offer letter to owners that he talks about where he puts a photo of his family and talks about why they want to buy an owner's property. 

And it seems like your strategy is to find a property then make an offer as opposed to finding a seller actively on the market.

I can offer you my thoughts on the matter from that perspective, and I hope that it's helpful to you. 

If you've done your market research and know the market, when opportunities come your way then you'll already know what to offer and how much work is involved if you have the right team in place to help you fix up the homes. 

I'm aware of those scams and I verify all employment by looking up the employer and calling or visiting them (last one would be for an extreme case, calling and internet sluething is good enough).
