With a pool you should always have it completely fenced off to prevent a neighborhood kid from drowning.I would not assume that the bank whom owns it or the town will care about the broken fence and replace it.

It will convert pictures of paper invoices or whatever into PDFs on the fly wherever you are and you can email them to yourself, then either put them in an email folder for each property, or what I do, download them from email and save them in dropbox (I prefer this over google drive) which uses normal windows folder, and organize digital folders for each property and have subfolders for insurance, loans, tenants, appliances, repairs, you name it.

you need at least 3 of them that are interested and able to close on properties in that area if you intend on wholesaling it. as for fixing and flipping, the neighborhood must be in demand in order for it to flip within a reasonable time frame. the neighborhood has to be very marketable.
