Unfortunately, I am nothing but a jack-of-all-trades, and master of none, save perhaps selling things and a Stockholm Syndrome-like tolerance for pain and stress, both mental and physical. 

This is the wrong mentality.

I enjoyed the books, and found them to really enlighten the subject of mentality and perspective in reference to wealth.

I'm sure you already knew this and have probably exhausted those sources.There are conventional lenders that we use a brokers who have rehab programs but these can be tough to get done.

Thank God that it seems that I also had no clue on my comps and they were about 20k under, so my mental anguish may be the only price I pay at the end of the day for my lack of experience. just a vent..

and mentally divorce myself from the deal.- They call back two weeks later and say they will accept my revised offer.- I finally go to closing a month later.- Total time from initial offer to closing... 4 months.Long story longer, I guess it ended up pretty well since I saved $5K on the deal, but I was so frustrated by the end of it that I almost didn't do the deal out of principle.REO's are fun!

A real estate agent will only put their listing (and pay for it) after he has exhausted his own mailing list. 

Sounds good but what if her mental/emotional condition has deteriorated for some reason that she can not pull that off.

Is it physical or mental?
