I knew this would happen eventually, but I still don't know how to overcome it mentally. 

Kinda on subject and kinda off: I really disagree with the new school mentality that gives all kids ribbons for going to an event, whether they worked as hard as the guy next to them or not. 

also you should of had a walk though and inspection so take a mental not of what thing need to be fixed.

A few months back I rented to a person that has this mentality. 

We like helping seniors or mentally disabled people in group homes.

Most tenants don’t have the mental capacity to understand how those doors function so it’s best to just rip them off the hinges yourself before they do

You may still get a high volume of responses from people swimming over their head or mentally ill, but at least you can move on from them and identify the good ones by using your "delete" key.Good luck!

Has anyone ever done section 811 tenants (mentally challenged) wondering how to get your rental on front of the governing agencies?

(I say this as a lawyer who deals with litigation day in and day out)  It's clear that both of your hackles are up and this slugging it out over $1500 bucks seems like a waste of time and mental energy for everyone.
