Also, if you were to do such a project, you would want to make sure you do it with permits to get the added bathroom on title which will add some value and could get your exit value up to $135k or better making the added spread you need.

I personally have been able to get such fees this year, but only because the spreads I was able to get were so large that the fee was earned and the value was still there for the investor buyer.
