The property was inherited.

As such, I'm looking to invest in a vehicle (which is why I landed on Real Estate) that someone else pays for (my renters), will generate positive cash flow, will build equity I can one day hand off to my children as an inheritance, and I can use for retirement (assuming I properly maintain the properties).I currently have a home here in SoCal (a city called Murrieta). 

If the older man has a lease with the tenants, then you would inherit the lease and don't have an obligation to renew it when it ends. 

Our understanding so far is that the heir inheriting the Note is NOT the same as inheriting the properties themselves. 

Again, we don't know the back story, but it sounds like this lady probably inherited the property somewhere along the line and she didn't know much about it.

We found our first deal in Montgomery from me driving for dollars, I was able to find 1 deal after probably 100 no's but this lady inherited this property from her dad, she was out of state and was paying property taxes so she had motivation.

Sounds like you're going to inherit some non-performing tenants.

Her bank got her a chase investment expert who put all her inheritance into the stock market and she is already down 10% and going crazy with the volatility.

Tenant pays online, it's automatically logged into my software, and I don't have to do a thing.If your software doesn't handle ACH, then the benefit is lessened because you'll still have to log the payments manually.Personally, it's worth it to give your tenants every option to pay rent.

Our other rental we just inherited from her late mother passing.
