Updated flooring, counter tops, tile backsplash, appliances, updated lighting, painted interior, freshened up landscaping at approximately 15k sold for $225K in under 60 days.

Items such as paint, flooring, landscaping, "minor repairs", etc do not require permits, so it appears that I will still be able to complete a considerable amount of work at the property. 

But we have to remember we have a very different landscape right now when it comes to inventory, when it comes to lending standards, and when it comes to home equity.

This means that the landscaping is attractive, there aren't mounds of trash anywhere on the premises, and the pool and amenities are in working order.

We will do some things ourselves, and do plan to make it "nice" with inside and landscaping, so can put in another $50K...everything needs a bit of work, some too much for us with the distance

Another tenant spent a weekend gardening and landscaping so I paid him $150 (off next month's rent).
