On big rehabs here in NC we always go all out in the kitchen.

I need about a 10 x 12 kitchen and have been comparing prices on online RTA vs Lowes box vs "wholesalers" and am getting a bit of information overload.

But what I wanted to know is if I upgraded my appliances in the kitchen can that raise rent?

We plan to put a deadbolt on the closet with the old furnace to prevent renter access to it, and part of our exit strategy was to actually turn that room into a new laundry room when we sell it and get the washer/dryer out of the kitchen area (it is a fairly large closet). 

The house has just had the kitchen and bath remodeled and has some updated fixtures.

How many rooms, what kind of kitchens, etc.Start finding out what rents are like until you get to the point where knowing what house is in which part of town is enough for you to know what the rent should be.
