My question is, if we do a quick "kitchen table" closing--that is the seller signs a warranty deed to the buyer and sells him the house, loan stays in seller's name for now, what do we need to record to be "officially" on record.

(Friend was tied up in FHA deal for 2 months before it died due to an outrageous home inspection report - 60 year old home was priced 40k below market, buyer gets out after cold feet and asking for the sellers to replace roof, hvac, hot water heater, all kitchen appliances when all in working condition / passed FHA.)

@Doug Rayburn I had this problem rehabbing a house in ChinaTown so much grease we had to remove lathe and plaster and drywall it.Another time it was oil paint and trying to cover it with latex.Worst was a calcimine kitchen ceiling where the paint would "unroll" right behind the roller we were using to put it on;-)Most of the time I wash it with TSP then clear water and let it dry.

The seller told us, the house needs EVERYTHING, from roof, kitchen, bathroom, floor, wall, ceiling, lights, lawn, doors, it's pretty much a big rehab.

So, while we were on vacation for 3 weeks in florida, we found a house we liked (325k asking), looked at the pics, made an offer (290k), and closed on it with a conventional 80/20 loan a few days ago.So, our CURRENT house looks something like this (not the actual property).. when we renovate our new house (kitchen, knock down walls, 2.5 baths, living room, entry doors, etc, we will rent our old house and cashflow around $400 per month. with the cashflow, the monthly cost of the new house will be around (~$1k), which is almost the current cost of the ranch house (1k with taxes and such). so, we are going from a 1k sq ft house, to 2.6k sq. ft house for about the same amount.The new house is also in Livonia, which borders northville, redford,garden city, westland, dearborn heights.

We know it needs to be completely rewired electrical wise and the bathroom and kitchen need some work but the house is very livable. 27 Hamilton Street, Haverhill, MA has a few pictures on Zillow.

I dont want to spend money on rehabbing a complete flip gutting kitchen etc.The fact that it was in escrow for $1.5 million last year is what makes me believe it should sell for that or little bit more maybe $1.6 million.

He is quoting $3000 in labor and materials for replacing 10 windows (including one small window over the sink in the kitchen) with standard vinyl replacement windows.
