The tenant gives an upfront deposit (ie $5000) and pays higher than normal rents and then will have the right to buy the house in 2-3 years.

I thought that I had all my stuff in order when I purchased my first property but I didn't get the current renters deposits during the closing process.

I have these great tellers at a little bank that take my multiple renter deposits every month, usually without a slip.  

I retain security deposit and that makes up for the lost month.

Or repair upon move out and deduct from security deposit?

Compare this against what does not appear to be original.   2) estoppel: find out who owns refrigerators, washer/dryer, what each tenant’s deposit is, etc.  3) check with utilities to find out historical costs.  

Although I have been a landlord for many years, I do have a question, A tenant is suing for a security deposit.

I am now faced with another challenge that requires me to be separate from my rentals or at least find a PM that will collect rents and hold security deposits.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
