@Peter Halliday you're right. surrounding properties of similar size are ranging from $80-220k and of course differing on their interior build.

I was thinking more of updating. i.e. windows, flooring, roof if needed, hvac if needed, kitchen, bathrooms, interior/exterior paint, landscaping.But, I could only be imaging something could be as simple as that.I'm going to try and understand what you wrote:If I use my own cash to purchase the property, then do the Rehab and get one side of the duplex rented, which hopefully pays the mortgage, taxes, etc.. and I live in the other.

Marina Shimanski If you have air blowing out of the electrical outlets that are located on an interior wall of the unit it means one of two things. 1) There is a negative pressure in your unit that is drawing the air in.

If the squatter comes and goes you can change the locks and maybe add an inexpensive alarm or Arlo cameras to the property during rehab.How did the interior look?
