The contract we used is AIA Document A105 - 2017.It’s now the middle of November.

So if you plan to do a 1031 exchange in 2 years then you'll want your owner financing to have a balloon for that time to insure he cashes you out then.Are you wanting to have interest on your owner finance or no?

The application is primarily providing documents to prove you're an in state resident and live in said property.

We purchased the property for 59K including closing costs, insurance, etc.  

Obviously I have insurance but still frustrating.

Have the correct insurance to cover STR activity in your home (Proper and CBIZ are the two major players in that area) AND have an umbrella policy in place.  

Consider requesting construction documents.You may need an engineer registered in California to stamp them.PM me if you need plumbing permit documents.
