I purchased a house using the listing agent as my buyers agent, I made an offer that was lower than another competing offer and also negotiated 4% off the initial offer after inspection because I was prepared to walk away.

Often insurance will come do an inspection and they won't insure the property if it is actively unsafe so you'd be forced to fix it.

According to my understanding, lender will cover 100% rehab, so we just need closing costs (fees, inspection, appraisal, down payment etc).I am local to the deal.

If you’re still in the inspection phase I’d recommend getting an estimate before you’re locked in with your deposit if you still can.

An inspection has to be done, title has to be run, the buyer might want to go look at the property, the buyer might need to get his contractor into the house etc.

Don't assume Norada or the Offerer will do the due diligence, nor they would stay on top of items to be taken care of after the inspection.
