@Jason DiClemente This is very true, however, I'd imagine regardless of whether or not she was closing under an entity or as an individual the majority of these loans are going to come with a personal guarantee.

I realize there are other ways to get asset protection but an umbrella coverage has some advantages including the insurance has a big stake in any legal action, you are protected to the level of the insurance so no worries, and there is no need to try to maintain separation of funds.LLC will cost $800/annually tax, can be pierced if there in not good separation of assets, likely will not spare you from being named individually in any law suit, and there in no other significant stake holder to assist in the legal battle.Good luck

Understand baylor caps how many students they admit, but they keep building apartments.When I was there I saw multiple signs that said something like 2 months free rent which means there’s likely more supply than demand.

Hard to tell because not a lot of MF comps & theyre in high demand for this area.This is not an area this will appreciate in value any time soon.Main questions on my mind are:Though the coc return is ~9% and its almost turnkey...Since I am having to put that type of money into the house, but not really get any equity for it, should I save my $ for something better?
