I find that in  this particular area rent and home prices tend to vary, and it seems that what makes the difference is number of *bathrooms* not bedrooms.

New flooring, new kitchen with quartz countertops, new bathroom with new plumbing, added in unit washer and dryer, added better than standard rehab kitchen appliances, converted the place to 200amps from original 100 amps, new plumbing and pipes, etc.The house has appreciated to about 220,000 in value comparing it to other similar properties that recently sold in the complex.

The remaining 6,500 sq. ft. is what I call the rabbit warren, with about 11 offices ranging from 200 to 800 sq. ft. plus office-style bathrooms and a small kitchen.

Two 15-yard dumpsters later and we had the bathroom demoed and most of the main level and basement cleaned out.

There's no better tuition than going through all the motions- coordinating with lenders and contractors, learning how to gut a bathroom and rip up carpet, having to deal with house inspections and code officials etc.
