When it comes to establishing a partnership and creating liability protection I can lay out a "functional" option that works and an "ideal" option that often costs more, but also provides more security.Functionally you can use the current LLC and have an attorney draft up an operational agreement that lines up the desired roles of the partners and how they get paid out.

Call references, do background checks, and, if you can, set up a call with the contractor before work will be done to make sure they are a good fit for you.

That price would be normal in my area for a yellow pages/radio advertising type company.If I hired a one or two person licensed outfit it that works by word-of-mouth reference and never advertises it would maybe be $250 total.Regardless of the price, I recommend you get a disposal with the allen wrench fitting to "unstick" it if it clogs instead of just a local reset button.Garbage disposals are my most replaced items.  

I have heard about a 1 year occupancy requirement, but have never seen anything official saying that it is required.2) What would be the ideal price range to leverage the VA loan?
