I have had issues in the past in which a tenant will call and tell me the dryer is broken, it doesn't dry my clothes the first month they are in the unit.

I concur it is more like Phoenix since the weather is the same - hot and dry so that means replacement of a/c units and heating in the winter.

Many small towns rely on few employers, so you're at risk of population (demand) drying up if jobs move away.

Even if you go down the road of the math with your average daily balance and the effective rate on the HELOC, you're getting to the point of slicing hairs (reference:  Pareto Principle or diminishing marginal returns, your choice). 

So it's not a cut and dry decision.

Most neighborhoods let the people who live there set up cottage industries...make stuff in the garage, cut hair, run a daycare, smoke meat for a catering.

But , we're not going to leave you high and dry!

Examples: gutter cleaning fee, door repair, dry-wall repair, plumbing etc.

From my experience, the University of Akron rental market has all but dried up based on all of the new student housing that has been built by the University.
