David Stuart Seller's inspector found mold in condo, should we alert HOA?

@Stephen HuffMy points:The OP is not even a member of the HOA (and never will be, his parents MAY become members)The OP knows there is a wet spot on the carpet the size of a dinner plateThe OP has not paid for an inspector and I would guess has no inspection report, he is relying on the word "Mold" which is passed through a seller and two agents, where a report could say "discoloration" or "Mildew".

I will say that you more or less have to keep up with air B&B to keep that property cash flowing.If you intended on living in it, I would say its probably a pretty decent start.Be a little careful on that stretch, some of it is pretty good, some of it is a little sketchy.Having owned a duplex pretty close to there, I would guess (without running the numbers), that the initial return would be just so/so.

The deal just doesn't work on paper once you allocate money for repairs and capex.I guess a better question might be, "are 15 year mortgages useful in real estate investments?"

Had a hard time to sell it due to my partner listing it really high and then quickly dropping the prices which I guess made people think, let’s just wait until it drops no more and needless to say there was hardly any return to talk about even though there was no debt service involved.May be your experience will be different but be careful!

I'm guessing any of these properties that have been competently managed and owned for a while are probably raking in the dough,  so unless the current owners are really needing the sale proceeds for something else they are probably perfectly happy waiting for somebody willing to pay their price.
