I'm always open to people who will help me fund deals, and I'm sure oodles of other people here and in your local real estate investor group are as well.There is also a difference between making longer term private money loans with the faster hard money fix and flip/refi.

I can imagine that being true in certain areas/markets, but my vacancy rates have been exceptionally low here.There is a Hot Springs REI group, Kathie Riedell runs it, she'll probably chime in on here :) 

A great place to network locally is the Tidewater Real Estate Investor Group (TRIG) REIA.

Maybe group them all together in a business loan and find a syndication or two you'd like to join?
