I've never removed a water softener from outside though and it seems a mower could easily clip a loop if the weeds/grass get too high (based on your pic).In Las Vegas I've also experienced membranes of older water softeners breaking which pushed tiny yellow resin beads through the plumbing causing interior plumbing issues.

However, we are tracking to see early signs of how the Fed tapering is received by investors and watching how inflation plays out to determine if we need to move our forecasts higher in the coming months.When will we have enough housing production capability in our Texas metros to meet demand?

Then when the Fed started raising rates earlier this year Wall Street had other shiny objects to chase and all but shut its HML support down again.

The fed has not finished raising rates to slow the economy. 

I understand the importance of tenant selection but my duplexes are on the lower end so the choices are from the same economic Pot so they tend to bring more people in to live, never cut the grass, do the bare minimum. 

I can't imagine the fed won't want to buy another boom with low rates.
