I am working to get into the buy fix and hold game in the Charlotte market.

With the Checkbook IRA LLC, the IRA itself is at the back end and simply owns an IRA for which you can have signing authority and operate out of a bank account of your choosing.Again, if the IRA will have equity in the flip, then the IRA is engaging in a trade or business activity as opposed to passive investments such as hard money lending or rental income.  

The problem I'm finding is that investors with money are putting in offers right away before I can even walk into them to inspect before I get n offer in.It's the name of the game

Now that we understand each other better and, in an effort to avoid an interruption in rent and the cost of painting, I would like to keep him.However, a touchy issue arose this week: Apparently the couple below him has been engaging in some very loud and difficult arguments including what sounds to him like glass breaking against walls.

Just curious 1) how you shakers and movers out there would spend a limited monthly marketing budget and 2) about any advice for how someone new to the game can find good, investor-friendly realtors. 

I was fortunate to get one plus I rent out my primary in this area during football game weekends.I really want to start direct mail marketing. 

Remember that this is a numbers game. 100:10:1 is a good ratio to keep in mind if you are a new investor.
