If you want to fund a solo 401k (and I think everyone should) you need a side hussel of some sort or just go into contract/consulting work full time.   

., a legit full-time wholesaler with years of experience, will likely be far more resourceful to work with than trying to acquire deals off-market on your own.

People from all walks of life will hide pets or claim them to be service pets. 

Ie a property with 0 repairs required, then a house with small repairs, then a full remodel flip  that included adding and permitting new bathrooms, removal of walls, doors, windows etc etc. 

I also say that because as the property appreciates you can always refinance the loan to gain more cash flow or cash out etc..Rarely have I seen investors hold their loan for the full term.
