As @Nicholas L. stated what are the expenses going to be if you had to put money into the property and could you raise the rents if you did fix some of the issues.

Can anyone advise me on where I should start my journey on house flipping and what the best first step would be?

I currently have a full-time career as a senior engineer in the aerospace industry, but I’ve always been interested in real estate, and I view REI as a way to supplement my future retirement.I’m interested in initially doing fix and flips to build up capital for buy and hold investments in multi-family properties, and I have about $200K in home equity that I can leverage to get started.

That is where I draw my take on Sell/Rent my biggest fear is the "What if Factor" - drop in tourism, association comes under litigation, hurricane (This season looks like it will be "Very" busy), Sickness or health issues or other.

Does anyone have a template they require contractors to sign before starting a rehab project on a BRRRR or flip?

I've had a Craigslist rental ad up for weeks with no issues, no discriminatory verbiage, etc and since I had a "run in" with a local RE agent who was trying to force me to take her applicant (who was on every program in the book; not that there is anything wrong with that) I believe she is behind the flagging since I wouldn't accept the applicant.  

I’ve run into an issue with how to pay a client for STR hosting/PM.

Unfortunately, it's not just the first month the tenant is on assistance, it's becoming an every month issue for some tenants.
