Paying this person 2-3% is fine IMO, it is a much needed layer of safety, this is REI after all and stuff happens.

Actual running and fine-tuning I would recommend someone that is familiar with the system you have onsite. 

The kitchen window is starting to get foggy, but is still fine.

I'll try a mutual agreement with the tenant,  explaining what I want and how I can help if that doesn't work i guess its fine ill honor the lease.

Zoom meetings are fine until everything calms down.

@Ethan McRae in that case it doesn't look bad with the numbers you input, however you input everything as a percentage of the rent which can return inaccurate results I'd fine tune your assumptions in regard to knowable costs like the property taxes and insurance, and get a better handle on utility costs.

Make sure you use it correctly and you will be fine.  

So I will give you the advice I would give to a wholesaler here - chances are it will probably work fine for you too.

Just focus on pleasing your audience and you will be fine!
