If you believe they are a danger to you and your family defiantly just hold off on showings until after you’ve moved out.

It's far less common that VA and FHA, in part because there are fewer people and properties that qualify for it.Beyond that, credit unions and community banks sometimes have their own mortgage programs, sometimes referred to as "porfolio," which basically means they don't sell the loan to Fannie or Freddie and get their money back for sake of reinvesting. 

Zillow is the best option in my area and I get fewer unqualified inquiries than any other platform. 

I have been looking into some brands (Whirlpool seems to have really poor performance and service reviews so far) and the lease company I have been able to speak with won't consider working with fewer than 10 unit properties. 

Since the new year I've noticed fewer and fewer homes in the <120k range and the ones that meet my criteria, are gone almost immediately at prices I cannot justify. 

It is dangerous and leaves you open to a lot of liability.

The dangerous neighborhood potential is real though, and the importance of having boots on the ground goes up exponentially. 

You may be surprised but if you have ever looked through the list of SEC enforcement actions, prosecutions, securities fraud related cases, you'd be shocked to find out that there are infact, very dangerous and sophisticated criminals out there who device all sorts of schemes to swindle unsuspecting investors out of hard earned cash.
