You will need an executed purchase agreement and full financial docs to get started on the short sale process. 

I have the listing realtor add a comment in the listing part for realtors that says "1% additional commission available to selling realtor on sale contract/ agreement accepted/fully executed between NOW and XXX date a few weeks later and closed by XXX date."

I am new to my area (San Diego) and currently help local estate owners deal with subcontractors, manage major rehab projects, and locate and execute capital improvements that make sense.

But if you hold the option, you would stand to make more money executing the option on a appreciating property rather than selling an option.

In some jurisdictions, accepting a partial payment delays your ability to file for/execute an eviction.

If a KFC customer slipped on the property and wanted to sue everyone, would the landlord be just as vulnerable to be judged at fault vs if the property is a multi-family instead (assuming the same cause of injury)?  

Looks like they have executed well-but that is harder to know.

If not moved out i get the execution letter and she goes 2 days later regardless.  

I will admit, after working in the neighborhood for over a year, I have not seen one person executing a transaction with it.
