Appraisal came in at $68k.It's a C property in a C neighborhood, so it's not something I would normally look twice at except that I might be able to structure this as a "long term" flip.

If you use cash or a HELOC then you can qualify for the delayed financing exception which will allow you to refinance under 6 months with new appraised value.I hope this helps 

He still owns the note but it is now tax free except for the interest part of the payments.

Haven't you figured out that the Country's Press / Media has been (with very few exceptions) in the Democratic party's pocket for years - the New York Times (biased story teller in chief) just did a mea cupla on the subject today - promising it would never do it again - yeah sureName your foreign leaders and provide their post election cites/quotes, or are these just more lies from the liars in chief  2) I've been around the world enough times to know that what the intolerant left represents as the opinions of foreign leaders is almost without exception total garbage.

Except I'd say break out another 20-60K.

I always protested them and reduced the value almost every time except once. 

I just finished module 1 of real estate school today and I am loving it (except for the thought of the test), so I think I will likely jump in when I get my license.  

I am virtually  debt free except for our mortgage so I am way ahead of the game in some arenas.
