If you find a property in a good location and can at least break even on a deal I think it would be a buy.

Even when I do come across it occasionally, the numbers probably don't hit your benchmark. 

They are both good options, although I would say that Columbus is a bit overrun with investors, even though you can still grow there. 

But, I wonder if being an city-approved Airbnb host with a legit registration # is enough grounds to stand on legally if an Airbnb client reports/sues me because of, I don't know, a medical injury because of hitting their head on the short ceiling (even if I disclose info about the ceiling upfront on the listing).

Even one day here and two days there can add up to a month pretty quick, a whole month of an empty house.  

it sounds like you might be at break even. 

Can the new buyer even do the deal unless you provide owner financing?

The problem is these are automated values that don't factor things in like views, condition, or even if one block of homes sells for more or less than another. 

I hate tiling as well...the worst is once you lay it out and are 90% done...grouting/cleaning SUCKS even more!  

Even then, its hard to justify.
