I agree with @JD, set a time for a showing during the week and one on the weekend, this will ensure interested applicants can at attend at least one of those days. 

You're looking to ensure they do not have an unreasonable amount of negative activity therein, like lawsuits and judgements recorded against them. 

I'm looking for a contractor who does great prep work to ensure the paint job lasts as long as possbile. 

I'd highly recommend getting a real estate license as well.4) Did you do research on the DM providers to ensure you're getting the best service, best product, and best price for your mailings?

If he says no or is way off, then ensure he remembers you and maybe when he is more motivated he will reach out to you.  

Also, ensure you get a survey as to where all the pipes run and were the shut offs are.  

Ensure that you deals are not seen as a net listing arrangement.

I have heard of FHA inspectors (if that's the right word) coming out to ensure the owner is occupying.
